Sadiq Khan is planning to require London house builders to ensure 35% of homes in all schemes are affordable.
According to Inside Housing:
“The London mayor is likely to issue supplementary planning guidance in the autumn in order to reform viability assessments in an attempt to push affordable housing levels up.
Mr Khan pledged before the election this year to ensure that 50% of new homes in the capital were “genuinely affordable”. His deputy mayor for housing James Murray said last month the 50% target was a “long-term strategic target” that would not be required on every site.
According to a City Hall source, the supplementary planning guidance may include a benchmark for developers to ensure 35% of homes in schemes are affordable homes, which if not achieved may result in “much more robust and public examination” by the Greater London Authority (GLA).
City Hall’s principle is likely to be that the GLA scrutiny would increase as developers moved further away from the 35% target, the source said.”
